Professional home stager Krisztina Bell can sometimes be called the “condo queen” after the opening of her home staging business in 2005, where she staged numerous condos for sellers and real estate agents during that time which could be called the condo boom that went on for a few years in Atlanta. “Small spaces like condos that are under 1K square feet are hard for potential buyers to envision, especially those first time home buyers. I enjoy the challenge of working with unique and quirky open living/dining spaces and filling them with furniture and decor that is more than what a buyer or agent expected or even thought could fit.” says Krisztina.
So when agent, Lane Barr from Harry Norman Realtors called up No Vacancy through a referral, she spoke to Krisztina and told her she was about to list one of the larger 1 Bedroom condos in a hi-rise intown and it was ready to be staged quickly. The condo located at Ovation Condominiums in Buckhead was a 3rd floor unit and boasted a larger floorplan with a den/office area and outdoor balconies. The condo had its share of flaws cause as we know no property listing is perfect, but Lane wanted to be sure it showed its best and she knew home staging was the ticket to a faster sale.
An elevator was reserved in a few days and staging took place using a pub table for the dining area and backless black barstools and simple decor in the kitchen. Krisztina went for a warm color palette to blend with the dark wood flooring throughout the living area along with a light staging of a flex space as an office which could also be shown as a den or sitting room. And finally she finished up with some greys, golds, creams and white bedroom dressings as well as adding just a touch of fur on the bedroom chair for a lux feel. Before Krisztina could send an email to Lane the next day to see how she liked the staging, the agent had already emailed her exclaiming “The property is already under contract within 24 hours with not one but multiple offers! I am definitely going to refer you again to my clients, thanks again!” Another vacant listing sells quickly with home staging. #sellitfaster
